This Privacy Policy explains how Appzito Technologies ("Appzito", "we", "us", or "our") collects, uses, stores, shares, and protects information when you use the UniRent mobile application and related services (the "App"). We are committed to protecting your privacy and handling personal data responsibly and in accordance with applicable law, including India's Digital Personal Data Protection Act, 2023 (the "DPDP Act") and the Information Technology Act, 2000 and rules made thereunder.

By creating an account or using the App, you agree to the practices described in this Policy. If you do not agree, please do not use the App.

1. Who we are and our role

UniRent is a tool that helps an individual property owner or landlord (the "Owner", "you") manage properties, units, tenants, rent collection, receipts, expenses, and reminders. For personal data about you, the Owner, Appzito acts as the data fiduciary (controller). For personal data about your tenants that you enter into the App, you are the data fiduciary and Appzito acts as a data processor handling that data on your behalf and under your instructions. Your responsibilities for tenant data are described in Section 9.

2. Information we collect

2.1 Information you provide

2.2 Information collected automatically

2.3 On-device data

Some data is stored only on your device — for example local app preferences (theme, settings) and biometric verification. Biometric authentication (fingerprint or face) is processed entirely by your device's operating system; we never receive or store your biometric data.

We do not sell your personal data, and we do not use it for third-party advertising.

5. Legal bases for processing

Where required, we process personal data on the basis of your consent (given when you sign up and use features), the necessity of performing our contract with you (providing the App), our legitimate interest in securing and improving the App, and compliance with legal obligations. You may withdraw consent at any time as described in Section 8; withdrawal does not affect processing already carried out.

6. How your information is stored and shared

Your data is stored in the cloud using Google Firebase services so that it is available across sessions and backed up. We share information only with the service providers that operate the App's infrastructure, and only as needed to run the service:

These providers process data under their own terms and security commitments. We may also disclose information if required by law, to protect our rights or users' safety, or in connection with a merger, acquisition, or sale of assets (in which case we will notify you).

7. Data retention

We retain your data for as long as your account is active or as needed to provide the App. If you delete a record, it is removed from active storage; residual copies may persist in backups for a limited period before being overwritten. When you delete your account, we delete or anonymise your personal data within a reasonable period, except where retention is required by law.

9. Tenant data — your responsibilities as Owner

When you add information about your tenants, you confirm that you have a lawful basis and, where required, the tenant's consent to collect and store that information in the App. You are responsible for handling tenant data lawfully, for responding to tenants' requests about their data, and for keeping documents you upload accurate and necessary. We process tenant data only to provide the App to you.

10. Children

The App is intended for adults managing rental property and is not directed at children under 18. We do not knowingly collect personal data from children. If you believe a child has provided us data, contact us and we will delete it.

11. Security

We use reasonable technical and organisational measures to protect your data, including encryption in transit, access controls, server-side security rules that isolate each account's data, and app-integrity checks. No method of transmission or storage is completely secure, so we cannot guarantee absolute security. Please keep your device and account credentials safe.

We will acknowledge complaints promptly and resolve them within the timelines required by law.

13. International users

The App is operated from India and your data may be stored and processed on servers located in or outside India through our cloud providers. By using the App you consent to such processing consistent with this Policy.

14. Changes to this Policy

We may update this Policy from time to time. We will revise the "Last updated" date above and, for material changes, provide notice within the App. Continued use after changes take effect constitutes acceptance.
